Fix what needs to be fixed. Many sellers are even getting their own inspections prior to putting their homes on the market. This way they can address issues before they show up on a buyer’s inspection report. This reduces surprises and makes the inspection phase go more smoothly.

Do the little things that enhance the look of the house. These are often cosmetic updates that might include changing out light fixtures, painting (keep it neutral), or planting shrubs in the landscaping. Taken together, these small things can dramatically improve your home’s overall impression.

Whether or not to make more expensive changes depends on the price point of the house. While you may not get your money back doing a complete kitchen remodel, putting in a granite countertop or replacing an older appliance can be well worth the extra expense.
